Addresses & Mapping

We're looking for a solution to handle some mapping and address 
handling needs.

The first step is that we need to be able to calculate distances 
between addresses. We've found some web services that will calculate 
the distance between two zip codes, but this is too generic since 
they're calculated from the center of the zip and don't represent a 
true distance. Maybe distances between ZIP+4 is better? The second 
eventual step will be to do mapping of the two addresses and directions 
between them.

Our need is to retrieve this info into our custom application either 
via Applescript or from a SOAP web service. If anyone knows of a good 
provider for this information, either software or service, it would be 
very much appreciated.
