It is 12' DIAGONAL.  Since the diagonal (hypoteneuse) on a 
right-angled triangle of sides 4 and 3 is 5,
then the sides of a triangle with a hypoteneuse of 12 would be 9.6 
and 7.2, yielding a surface of just fractionally over 69 square feet, 
as Paul Russell correctly calculated...
